Pricing
You pay when you win. Not before.
Bidding is free and unlimited. A flat fee is charged at the moment a borrower accepts your offer and your contact details are exchanged. There is no subscription, no per-lead charge and no success fee tied to the loan amount.

When a borrower accepts you
Flat fee
A single fixed charge per accepted bid, the same whether the loan is $200k or $2M. Confirmed at onboarding.
If the borrower never engages
Refunded
If an accepted borrower can't be reached within five business days, the fee comes back automatically.
The fee is fixed and unrelated to the loan’s terms, size or profitability, and is charged for the platform’s technology and marketing services — not for the referral of settlement service business. Nothing here is contingent on a loan closing.
Bidding rules
The rules that keep this worth using.
Borrowers only come back if the bids are real. These are enforced, and breaking them removes you from the panel.
Bid the truth
Your bid must be a price you will actually issue a Loan Estimate at, for the credit profile shown. Bait pricing that moves on the first call gets you removed after one substantiated complaint.
24 hours, then it closes
Auctions run on the borrower's clock, not yours. Late bids aren't accepted, and files close whether or not you looked at them.
Commit to the closing date, or say you can't
Every bid states whether you can meet the borrower's existing closing date. Saying yes and then missing it is the fastest route off the platform.
Licensed in the state, or you don't see the file
Auction visibility is filtered by your current state licences. Let one lapse and those files disappear from your queue automatically.
No contact before acceptance
You will not receive borrower details before they pick you, and any attempt to identify a borrower from file characteristics is grounds for removal.
One live bid per file
You can revise your bid as often as you like while the auction is open, but you compete once. No stacking.
Bid on borrowers who are already shopping.
